When it comes to selling your home, your goal is to secure the optimal price with minimal hassle. Repainting both the exterior and interior can significantly enhance your property’s appeal and value. At SG Coatings, we specialise in providing great reselling painting services tailored to your needs. Here are just a few reasons why painting your Mornington Peninsula home can help you maximise your resale value.
Ensure your home doesn’t look dated.
In today’s competitive economic climate, getting the best price for your home is crucial, but it’s not always easy given the diverse tastes of potential buyers.
Preparing your home for sale involves several key steps to maximise its appeal. From refreshing grout lines to updating fixtures and decluttering, these efforts create a more inviting atmosphere to attract buyers. Yet, one of the most impactful transformations you can make is through a fresh coat of paint on walls and ceilings.
Most homes that have been lived in and well-loved will show signs of distress including scuffs, dents, cracking or peeling. These can all contribute to devaluing your home, and require attention prior to putting your home on the market.
Understanding the reasons behind paint issues like peeling or cracking is essential, as potential buyers notice these flaws immediately and assume the property is older than it is. Our article 5 common reasons your paint is peeling offers valuable insights into this topic.
In order to get the best out of the sale of your home, it is wise to engage with a professional painter on the Mornington Peninsula so they can take some of the stress away from the arduous process of selling your home.
The expert team of male and female painters on the Mornington Peninsula are ready to assist you with this process, both interior and exterior painting.
Create a clean slate and a welcoming atmosphere
Potential buyers want to feel welcome and one really effective way to do this is to refresh your walls with neutral tones. This will assist in allowing the prospective buyer to be able to visualise their own furniture and belongings in the home, increasing the likelihood of them making an offer.
If you love colour, try to stay away from bright, bold colours. It has been found in a survey completed by Zillow that painting your home in light blue, grey or neutral tones, you could increase the value of your home.
Planning is crucial
Timing plays a pivotal role in the success of your painting project. To ensure optimal results, careful planning is essential. If your rooms lack sufficient ventilation or are selling in Winter, it’s important to schedule your painting project approximately two weeks before planned inspections. This allows enough time for any residual paint odours to dissipate, ensuring a fresh and inviting atmosphere for potential buyers.
Often painting companies on the Mornington Peninsula are booked weeks or months in advance, so we suggest you get in touch well ahead of time to ensure you don’t get caught out.
What are the benefits of painting your home before selling?
Quicker sale potential
Having a freshly painted home can expedite the selling process. By refreshing your walls and ceilings, and even the exterior of your home allows you to show your property in its best light, potentially leading to a faster sale.
It can also attract more potential buyers, making your home a stand out in online listings and inspections. With its enhanced appeal, your beautiful home becomes a magnet for interested buyers, ultimately shortening the time it takes to secure the sale.
Increased sale value
Real estate experts suggest that painting your home before selling can add up to an extra 5% to your home’s value depending on the condition of the property and your location.
Additionally, repainting your home attracts more buyers, generating more interest in your property which can lead to bidding wars which drive the selling price up.
Ultimately, while painting your home before selling may require an initial investment, the potential return in terms of a higher sale price and faster sale turnaround can make it a worthwhile investment for many sellers.
